Property Manager-multisite experience with properties as large as 722 units, 13 team members and managing up to 3 apartment communities at once.

Oversee the marketing/leasing staff to ensure that management's goals are met.

Performing employee evaluations, evaluating credit and rental history of all new applicants, verifying all income and assets of applicants to ensure they meet the resident selection criteria and qualify according to the tax credit program guidelines, reviewing rental applications for approval or denial, solving employee and resident issues.

Active in coding invoices and entering into the accounting system for payment, posting all journal entries and preparing bank deposits, processing payables and receivables.

Responsible for all on-site collections, filing the necessary legal documents for non-payment of rent, and appearing in court for all legal matters.

Ensure all maintenance requests are performed in a timely manner.

Make recommendations for renewal and/or termination of vendor contracts.

Lease renewal management to reduce the effects of large seasonal expirations.

Management of all daily operations which would take another page to list all responsibilities.

As Regional Property Manager of 10 conventional apartment communities and Special Projects Manager I coordinated hiring, training and ongoing professional development of property management and administrative staff, developed reports, reviewed reporting for the entire property management portfolio, administered budgets, allocated resources, ensured operational compliance with industry and corporate standards.
