What is PALM COAST – The Vacation Villas?

PALM COAST – The Vacation Villas consists of ownership Villas & Apartments of different sizes situated on the East Coast Road (ECR), just 45 minutes drive from Mahabalipuram, consisting of more than 300 Villas & Apartments over 20 acres of landscaped coastal land just 750 meters from the sea and a beautiful virgin white sand beach.

Only 22% of the land is covered with Villas & Apartments and Club House Buildings and the balance 78% of the 20 Acres Land is kept open with extensive Landscaping, driveways & Pathways to make the entire Palm Coast a heaven of Greenery.

Also housed inside the PALM COAST are The Club House, Swimming Pool, Ayurvedic Centre, Gym, Steam, Sauna, indoor & outdoor games, conferencing and Banqueting facilities and other amenities essential for a true leisure destination.

The Apartments and the Studio Apartments are provided with stilt level covered car parking. There are FIVE sizes & types of villas fully furnished with Two to Four Bedrooms, hall, dining, kitchen, balcony, covered car park etc., ranging from 1591 to 3951 Sq.ft super builtup area. The three & four bedroomed Villas have individual private indoor Swimming Pool inside the Villas. A large open car parking area is provided for everyone’s vehicle parking apart from the Covered Car Parking / Garage provided in the Villas and Apartments. What is the cost involved?

The rate per sq.ft on the super builtup area including the cost of landscaped land for the fully furnished* Studio Apartments is Rs.2,700/-, Regular Apartments Rs.2,700/- Standard Villas is Rs.2,900/- and for the Villas with Indoor Swimming pool is Rs.3,100/-

*The furnishings are – Bedroom : 1.5 Ton Air Conditioner, One Double Cot with mattresses, pillows and two side tables, one writing table with a chair, one dressing table with mirror, one wardrobe with locking arrangement. One Fan & suitable Light fittings. Toilet : Geyser, Wash Basin with mirror, Exhaust fan. Hall : 4 Seater Sofa Set with a teapoy, 1 Fan and Light fittings. Dining : 4 Seater Dining Table with Chairs, Fan and Light fittings. Kitchen : One Refrigerator, Granite Kitchen Platform with S.S. Sink, Kitchen Shelves, Exhaust Fan & Light fittings.

Housing Loan can be availed up to 85% of the cost of the Villa / Apartment depending upon the eligibility of the buyer.

The project is taken up in two phases. The first phase will be completed by December 2012 and the total project is scheduled to be completed by December 2013.

Puducherry (Pondicherry) is emerging as the most sought after tourist destination in the southern part of India. “There is already a shortage of 1200 rooms and another 2000 rooms would be required in the next 5 years according to The Secretary, Tourism, Puducherry Government.” (The New Indian Express). Palm Coast is located just 20 minutes drive from Puducherry and will attract foreign and domestic Tourists due to its proximity and white sand virgin beach. We will be renting your Villas / Apartments for their stay. The rents collected from these are passed on to the owner of Villa / Apartment after deducting service charges. An owner of a Villa / Apartment will easily get rental revenue of minimum of 20 days in a month during peak season and 10 days rental during off seasons. A Villa / Apartment can fetch more depending on the superiority of the interior.

The maintenance of the entire Palm Coast with its landscape including the Studios / Apartments / Villas will be undertaken by L’AMICALE with its experienced staff. Inside of your Villa / Apartment can also be maintained including housekeeping and food & beverages services on a special request.

You are entitled for 15 days free stay in a year in your Apartment / Villa. You can also utilize the 15 days at a time or can also be staggered.
