Assistant Project Manager
I was responsible for supporting the lead Sr. PM by producing all project
binders, negotiated and releasing NTP's, writing Subcontractor agreements,
collecting COI's, writing RFI's, obtaining submittals, develop and track the
submittal log, create a procurement log (as needed), write change orders
(obtain sign off & notify the trades to proceed), attend weekly Progress
Meetings and write Progress Meeting Minutes, research and order materials.
At the completion of each job, I work with the architect(s) and owner to
develop a punch list. I then work with all of the trades to complete the
outstanding punch list items and obtain the owner's final release and sign off.
I developed and produce all O&M Manuals consisting of warranty letters,
maintenance documents and approved submittals to give to the owner for
their future reference.
I typically multi-manage several projects at a time acting as the main point of
contact for the owners, architects, subs and crews.

PreConstruction Project Manager
I was responsible for working with homeowners from contract ratification
through their home going into production.
I reviewed new contracts, wrote plan requests for schematic plans (for the
architects), verified floor plans for accuracy (against the contract & house
specifications), scheduled & chaired client orientation meetings to set the
customer expectations.
Should the client request plan changes, I wrote CRQ's, obtain the
homeowners sign off while working with the architects to insure all
requested plan changes have been incorporated into the permit set.
Upon the structural engineer stamping the permit plans I prepared &
obtained the building permit.
During the same time span, I guided the homeowner through all of their
design center selections. This included the selection of all of their exterior
finishes, cabinets, hardwood, carpet, tile & fixtures.
Should the homeowner prefer a selection outside our design center, I
followed up with our vendors obtaining a custom price quote. I review each
custom quote with the homeowner to insure accuracy and obtained sign off
approval of all up sale pricing.
Once the homeowner(s) had made their final selections specifically their
appliances & cabinets, I coordinated with the kitchen designer to have their
own custom kitchens and bath designed.
At the end of the selections process, I reviewed all of their selections one
final time and obtained sign off.
I scheduled and chaired the clients precon meeting which provides a smooth
transition from the preconstruction phase to the construction team.

I was responsible for overseeing the complete and smooth operation of all 3
companies.
Archadeck (an outdoor living space construction company) Responsible for
the writing contracts, scheduling of all the crews, ordered the material,
prepared & obtained permits & scheduled Ms Utility.
When each job was ready to begin, I scheduled & conducted the
preconstruction meeting, provided quality assurance during construction and
upon completion I made arrangements with the customer to settle up their
account.
Upon each jobs completion, I would follow-up with the customer to obtain
their satisfaction survey & had the homeowners complete a crew evaluation
to ensure that crews received quarterly bonuses (if they received high
ratings).

we always secured the best pricing.
Mosquito Squad and Renew Crew I interviewed, hired, trained, ordered
materials, conducted safety meetings, follow-up on leads, wrote estimates,
