OBJECTIVE: To obtain a position that allows me to use my knowledge and experience in maintaining, repairing, installing and replacing of numerous types of equipment and components. Knowledge and experience in general building maintenance, commercial and residential, i.e. HVAC, Electrical, Carpentry, Plumbing, Appliances, Flooring, etc. Computer Literate i.e. Word, Excel, PowerPoint e-Mails and numerous Databases.

Product support, manage internal/external customers with product conversions, product recalls to include clinical equipment and facility projects and events.

Planning, budgeting, interviewing, and hiring to include corrective action and terminations.

Manage many data base systems i.e. TIMS Time System, Hazard Recall, Employee Database, OneLink, Control Tex, Lotus Notes, etc.

Participate in PC, webinar e-meetings and facilitate daily huddles, weekly tactical and monthly (UBT) Unit Base Team meetings.

Assist with community and patient safety awareness and emergency preparedness and participate/practice fire drills, disaster drills, local/county/state.

Space planning and assessments, provided and setup office for new hires and assist managers with employee relocations and transfers.

Asset Management Database; disposition, dispose, redeploy, recycle or donate, medical and non medical equipment.

Manage equipment distribution, pick up and delivery. Repair or recondition medical and non-medical equipment. Coordinate large moves and events using external resources i.e. Coro-Van, Mayflower, Pak-N-Go etc.

March 1998 – May 2003. Stanford University Hospital and Clinics.

Utility Engineer Maintenance and Engineering Department.

Duties include hospital quick response, patient rooms/units, log book rounds of 32 nursing units and main O.R. (3 surgery depts.).

Assemble, install, repair, and replace numerous types of medical and non medical equipment and products.

Maintain doors manual and automatic, locks, holding mechanisms electro magnetic and maintain the MRI cooling system.

Install mount repair hang and seismic brace numerous medical and non medical products/equipment.

Repair and maintain Translogic Pneumatic Tube System.

Assist testing the facility fire system and emergency power switch over electric generators and participate with facility disaster/safety drills.

Repair numerous kitchen equipment i.e. cabinets, storage shelving, Somatt, meal tray conveyors, soiled tray conveyors, stove/ovens dish washers and other appliances.

Repair and maintain plumbing, HVAC, mechanical/electrical motors, welding and bench work, electrical installations and repairs, some fabrication of obsolete parts using lathe machines, drill press, band saws, grinders and other means and tools.

Maintain and reset elevators and escalators as needed, call/report and assist contractors.

Install/replace, repair/rebuild, medical gas valves and lines in patient rooms.

Replacement of medical gas cylinders i.e. O2, N2, Helium, ETO, LAB blends, etc.

Repair numerous medical and non medical equipment including x-ray view devices, patient beds, gurneys, televisions, nurse call systems and cardiac chairs.

Assist with PM programs, inspections, replacements and repairs on steam lines and air handlers, pulleys, motors, belts and filters. Assist senior engineers in all trades; electrical shop, carpenter shop, plumbing and mechanical shop, lock shop and PM crew and contractors as needed.

Maintain hydro pumps and motors, check oil levels, washer/seals, drives, repair/replace as needed.

Work in confined space, loud/noisy machine rooms, dusty/dirty carpenter shops/ greasy/oily mechanical shops and foul/bad odors.

Assist internal and external customers with service requests and/or work orders.

November 1997 - March 1998. Stoneridge Apartments, Walnut Creek, CA.

Maintenance Mechanic Supervisor Five employees, 340 units on 15 acres.

Duties and responsibilities are the same as listed below;

March 1989 - November 1997. NHP/AIMCCO Pheasant Ridge Apartments, Pittsburg, CA.

Maintenance Mechanic Supervisor Six Employees, 242 units on 9 acres.

Contracting and managing external customers, providing cost estimates on special and large projects, i.e. parking lot resurfacing, roofing etc.

Record keeping and budget control.

Planning and organizing the work flow of the maintenance unit.

Develop, implement, train and set up preventative maintenance programs for staff and property, grounds and buildings.

Standardize units, inventory and product control.

Organize storage rooms, shops, tools and materials.

Complete service requests and/or work orders.

Turn vacant units.

Carpentry, plumbing, flooring, painting, and electrical.

Appliance maintenance repairs replacement and installations, i.e. Range, Refrigerators, microwaves, disposals, water heaters etc.

Maintain swimming pool, Jacuzzi and sauna, water balancing chemical application including water filters, repair or replace exercise equipment.

Assist with special property events and motors, pumps and heaters.

Maintain club house and resident events.

HVAC maintenance and repairs, installation and replacement.

SPECIAL SKILLS:

Fluent in English and Spanish in both written and spoken forms, excellent interpersonal relations. Good trouble-shooter and problem solving using Root Cause Analysis. I have completed numerous safety training/courses; ergonomics, LockOut/TagOut, fire hazards, electrical hazards, physical environment, chemical hazards, blood-born pathogens, etc. Experience using numerous tools; manual and power; including metering and testing devices; analog and digital. HVAC universal certificate #136********* approved in Feb. 1995, up-dated, April 2016.
