6.15.2014 to 10.1.2015 Pojoaque Pueblo Enterprise Corporation Title: Realty easements and Commercial Real Estate Development Specialist. Duties: Was responsible for Administering the Tribes Land Use and Master Plan that I developed in the early 90’s for the tribe. Negotiated commercial leases, in retail and Office developments. Prepared and Negotiated Utility Easement with Hunt Power of Dallas Texas for a Power transmission line Traversing Pojoaque Pueblo. I negotiated and set the land Valuation per acre for compensation value to $ 84,000 benefitting all other tribes and entities involved with the Verde Power Transmission line Right-of – way. Negotiated the Tribes first Internet Provider Enterprise Contract and Project Managed the Tribal Grant with the Bureau of Reclamation for Pojoaque Valley Water Distribution Project. Reviewed and approved site, building, road access and grade and drain plans for the newMcdonalds built in the Pojoaque Plaza. As the Commercial Development Specialist I reviewed and approved Grade and Drain plans with, Santa Fe County, B.IA. and NMDOT on State Hwy. and County Road Maintenance Projects. Reviewed and approved Access and Road Alignment plans with N.M.D.O.T and Santa Fe County for the Pojoaque Pueblo Plaza. Reviewed all building and Tenant Development/Remodels to insure they were within the P.P..E.C. I was Responsible for employee training, dance choreography, rehearsals, hiring and firing. Supervised 3- Salary Grade 5 -Company Right- of- Way Agents and 3 -Contract Agents. The Right –of- Way Department responsibilities were to acquire and implement easements and permits fromNewMexico’s Private land owners, Southern and Northern pueblos, the Navajo Nation, NMDOT and all Federal, State, Counties and City Government Agencies Impacted by Telephone Expansion and Maintenance Construction Contracts. I was Qwest’s Expert Witness in Public Regulatory Commission Hearings requiring Rights-of- way Testimony or Documentation for Plant expansion or lack thereof. I was Qwest ‘s Lead on all Tribal negotiations for new easement acquisitions and trespass Settlements within NewMexico andWestern Arizona. I worked with and assisted Qwest Legal department in staging right-of-way settlement Strategy Involving Native American Tribes and the Navajo Nation. My department Project Managed on average, over 40-50 projects per year with a budget of 1.75 million per year. I was responsible for Reviewing and Approving Developer Site Plans for establishing Dedicated Utility Corridors within subdivisions, single and multi dwelling developments, so as to insure compliance with Planning and Zoning Ordinances and Qwest's Construction and placement Policies. I reviewed and provisioned Telephone Company Distribution and Transmission plant within said developments, to insure that required phone services could be provided to the development in reference to necessary rights-of way required. Reviewed and Approved NMDOT and County Alignment, Grade and Drain plans to determine any impact to telephone plant within planned construction zones. Approved contracts for Title Reports, Appraisals, Outside Legal Counsel and Land Surveys. Duties: I developed and Implemented the tribes first Land Use Master plan. Zoned the entire 33,000 acres, into Commercial, Industrial, Residential, Recreational and Religious Zones. Project managed the mapping for said zones and implemented those maps, zoning and ordinances into AMaster Land Use Development Plan, that is still used today. I negotiated construction contracts and approved site plans, grade and drain plans for the Development of the tribes first Commercial Plaza District that included all Infrastructure mapping, road use patterns, and utility relocations. I Negotiated and secured a 4 million dollar conventional loan to Finance this development. This Retail Commercial Development Venturest included the Posuwage Restaurant, True Value Hardware Store, 2- 10,000sq. ft. Office Buildings, as well as the expansion of their Mobile Home Park( 35 additional spaces), and Added 2 commercial 20,000 galloon wells to service the new commercial enterprises. Developed the first Septage ponds facility. Managed all of the Tribes Commercial Assets, Surface and subsurface rights, Supervised the Utility Department and Maintenance Departments, Mobile Home Park. Negotiated Joint Powers Agreement to Fund and Manage with the County of Santa Fe the Jacona SolidWaste Transfer Station and Septic Sewer Waste Ponds for Northern Santa Fe, Rio Arriba County and City of Santa Fe resident use. Negotiated all Leases, surface, water, Retail and ROW Easements. Assisted in Developing By laws and Articles of Incorporation the Tribes First Economic Development Corporation (P.P.E.C.), still in use today. Title: As Chairman/CEO of Pojoaque Gaming Inc.

Duties: I assisted in the developing the Tribes first Gaming Enterprise. Assisted in Implementing and developing the Articles of Incorporation, Bylaws and Ordinances.
