Experience

**/**/**** – Keller Williams Realty CGCG – Coral Gables, FL

Broker Associate: I joined Keller Williams Realty as a broker associate in order to reduce my management responsibilities and my overhead so I could spend more of my time and resources to hone my skills, obtain real estate industry related certifications, and take action towards long term career and financial goals. To that end, I graduated from their “BOLD” program, joined their Global Property Specialist program, and obtained the NAR’s Resort & Second-Home Property Specialist and Accredited Buyer’s Representative designations while continuing to sell. I exceeded my previous records for closed transactions per year and per month showing that I can talk the talk and walk the walk. My numerous client testimonials demonstrate that I provided unsurpassed customer service to buyers and sellers alike. My area of service has ranged from Southern Palm Beach County to Homestead and have focused mostly on assisting buyers and sellers of residential property.

01/2010 to 06/30/2015 – Platinum Worldwide Realty, LLC - Hallandale Beach, FL

Owner and broker of record: Founder and broker of a residential and commercial real estate brokerage. The firm typically maintained less than 20 active agents assisting local and international clients with property management, leasing, acquisitions and sales. I personally closed over 150 transaction sides, (my office closed over 800) and managed long and short term rental properties, and supervised the remodeling and updating of investor owned properties including landscaping, exterior and interior rehab, roof repairs or replacement.

As part of my office recruiting methods, I partnered with a broker who was also a licensed instructor to provide licensing courses, then continued training our agents at least twice a week on best practices, lead generation, farming, sales and transaction management strategies. I developed a trademarked “START” program which is an acronym for “Success Through Adapting Renewing and Transforming” which was very well received by my agents. My best two success stories were two agents, an experienced agent who had not closed a sale in over two years and a new agent with similar difficulties. They both went on to close multiple sales per month in just over a year. During this time, I also developed a specialization in short sales and helped almost one hundred sellers to avoid foreclosure through a successful short sale.

I also traveled extensively and developed a network of international real estate connections which help me to this day. My challenge in owning a small independent brokerage was having the resources to provide a high level of continued training and support, especially for productive agents that needed and superior technology platform.

07/2006 to 12/2009 – Realty World - Miami, FL

Director of Franchise Development: Hired as a real estate franchise consultant to help Realty World evaluate the effectiveness of the brokerages that had been established throughout the region, and to make recommendations to stabilize and grow their presence throughout Florida. They sent me to their headquarters in California for intensive training on their brokerage operation and marketing systems then requested I travel throughout the state to visit all of their locations and provide my observations as to the market share and effectiveness of each of their franchised locations. My recommendations resulted in changes in the ownership of the master franchise for the Florida region and I was hired immediately by the new owner of that region as Director of Franchise Development. In that role I assisted with real estate franchise sales and also served as a brand ambassador, organizing and attending all of the franchise and industry events representing the franchise, helping all of the broker in the region with training and support for themselves and their agents.

11/2003 to 07/2006 – BizBoost - Miami, FL

Business Consultant: I relocated to Florida in 2003 and started working as a business consultant offering business analysis, marketing, sales training, website development and business planning services. During this time I worked with several small to medium size businesses and was hired as a business analyst by Centura Paints (a local paint manufacturer located in Boca Raton), their firm was trying to strategize to survive with competition from much larger and well established firms like Sherwin Williams, Benjamin Moore and PPG. After learning about their business, I identified their unique marketing niche and unique product capabilities and helped them develop a product and web based store that launched their internet sales and catapulted their business into a successful niche architectural, commercial and industrial paint vendor and training center for painters and artisans in the US and abroad. I also helped to form several construction related firms during after a very busy hurricane season including firms which offered roofing services, hurricane protection and restoration. As part of my work for those companies, I assisted them with company formation, licensing, hiring, marketing, sales, accounting, contract and form development, business and employee manuals, quality control program implementation, and acceptance as a Federal, State or County vendor.

2/1995 to 10/2003 – Applied Industrial Technologies – Mission Viejo, CA

Business owner – Equipment Sales and Construction: My work typically included equipment design with air flow, mechanical, electrical, pneumatic, pollution control and structural considerations, permitting, project management and supervision to completion, start-up and ongoing service. A typical project may have included site preparation work like demolition, excavation, electrical, gas and water service upgrades, reinforcement of existing structures to comply with current seismic code requirements, steel and sheet metal fabrication, concrete forms and pouring of large footings and foundations for heavy equipment and in some cases the construction of new steel or cbs buildings to house the equipment in question, as well as parking lots, offices, etc. I also started and operated a residential hardscape construction division (A.I.T. General Contractors) to provide services to residential communities including Mission Viejo, Aliso Viejo, Laguna Hills, Laguna Niguel, San Clemente, Oceanside and San Juan Capistrano. Typical projects included large custom designed wood decks (mostly on hillsides using caisson footings), patio decks, lattice, walkways, retention walls and various varieties of exterior construction projects including irrigation, landscaping and lighting. I typically assisted with the design process and prepared the preliminary designs.

1/1980 to 02/1995 – Various companies - Simi Valley, CA

Mechanical design engineer and manager: Responsibilities included managing and small engineering team, product design, product management, manufacturing planning, process engineering, quality control system design and implementation. My most important contribution was my design a “diverter valve”, for which I was awarded a patent. This product eventually developed into their zero-static and biotech product lines, becoming the companies’ premier product offering, selling more than $10,000.000 during the first year in production and helping to make ITT Sherotec a leader in their industry.
