Create Requirements Development for each agency. Schedule meetings with the client and Leasing Specialist and interview the client using the Need Assessment Questionnaire provided by GSA to review and capture all of the requirements the client needs for their new space. Once complete, create the requirements development spreadsheet provided by GSA. This document assures that all requirements have been captured and the requested usable square footage of new space is correct.

Develop Scaling Drawings using the NBSAP, ANSI/BOMA methods in AutoCAD. DID’s s drawing confirm the amount of usable square footage that the Lessor is renting to GSA. GSA then confirms that their client requested usable square footage fits in to this space.

Construct Block Plan / Test Fit Layouts in AutoCAD. The test fit is the space planning / design of an office for an agency. Within in this drawing, we need to incorporate all the client requirements that were discussed in the requirements development phase.

Compose the Design Intent Drawings (DID) using AutoCAD. The DIDs consist of several sheets of drawing such as:

Cover Page – Contains Area of Alterations, Location Map, Architectural Abbreviations, Design Intent Drawing Index, Architectural Symbols

General Notes – Notes of the following items, General Requirement of the project, Special Conditions, Dimensions, Rough Carpentry, Finish Carpentry, Interior Architectural Millwork, Electrical and Communications, Ceiling including lighting fixtures/emergency lighting and HVAC system, Fire Extinguishers, cabinets and accessories, gypsum drywall, resilient base and accessories, carpeting, painting.

Demolition Plan – Indicates what existing conditions will be demo / removed.

Construction Plan – Indicates new conditions, such as new walls, doors, sidelight, millwork, etc…

Power and Communication Plan – indicates where new outlets, phone / data jacks will be placed

Finish Plan – Indicates what finishes (type of material) will be going in to each space such as open office, pantry, private offices, conference room, storage room, etc…

Furniture Plan – Indicates where the furniture will be placed. For GSA, this drawing is used just for drawing references as each individual agency confirms with the Lessor’s Architect what the furniture is going to be.

Shape Stacking Diagrams using AutoCAD. This drawing is a space delineation drawing for different agencies within one floor or several floors and is used to allot the correct rent based on the amount of usable square footage they have for the agency.
