Summary: Understand basic high rise building systems design and operations fire system, domestic water system, HVAC system, electrical distribution, combustion engine system, interrelated code compliance. Read and understand blue print drawings, not limited to mechanical, electrical, plumbing, structural engineering. Intimate knowledge of building systems. Ability to perform maintenance and repair of chillers, pumps, humidifiers.. Microsoft Excel, power point, and Access. Excellent safety record with OSHA certification in industrial safety and Health Training. Management of technicians, and ability to perform company mission statement with minimal down time. Building Engineering qualified on all aspects.

SKILLS AND ACCOMPLISHMENTS:

Maintenance Mechanic

Maintenance of 600lb compressors for testing daily, and manifold valves for distribution/supply. Provide warm-up procedure, and warm down for 3 compressors, along with water towers. Check for bolts for loose fittings, replace 4" gaskets for Air piping.

Wire switches for electrical, bend conduit when necessary for the application. Pull wire for circuit, and terminate into breaker. Replace fluorescent bulbs, and replace ballast. Ability to instruct sub-contractors on what is needed for upcoming work with power distribution upgrades for building. Install sensors for rooms, and ability to trace circuits that is not allocated on breaker box. Replace components for machinery such as lathes, and mills.

Maintained and lubricated Press, lathes, and Mills. Fabricated shields for chips for good housekeeping. Installed vice for assemblers, and Installed, and moved Machinery as necessary.

Performed outside duties for the plant with cardboard recycling, hazardous waste, e-waste, solvent inventory. Ability to perform plumbing, electrical, fabrication, and mig welding. Can work with HVAC, and ability to troubleshoot. Provide air for distribution for air lines tools, and can fabricate distribution.

Assistant Site Manager

Accountable for ensuring compliance to all legislated, corporate and industry-related requirements and guidelines including but not limited to environmental, health and safety, and building code standard requirements.

Recommending and implementing best practices, collaborating with internal teams to implement sustainable practices and improvement initiatives, utilizing internal Technicians wherever possible, etc.

Developed and maintain effective relationships with clients, owners, and homeowners. Ensures ongoing client satisfaction. Highly advanced proficiency with facility equipment, site management, and building systems.

Perform necessary on-site corrective measures for compliance, and site safety. Conduct visual inspections of building systems and spaces, documenting deficiencies and, when appropriate, rectifying deficiencies. Maintain building, and site deliveries within 200 acre site with order, and timely fashion with no down-time. *Job duties may be modified at any time

Ability to consult, and troubleshoot various building related systems, electrical, plumbing, HVAC, and Vav systems. Ability to be hands on, instruct technical processes, and supervise technical process.

Facility Manager

Maintain electrical power distribution and auxiliaries for the building’s lighting, mechanical, plumbing and control components including lighting maintenance. Assist in the operation, maintenance, and repair of pumps, handling brines or other secondary refrigerating liquids, together with valves, appurtenances and lines used in the system.

Assist in the operation, maintenance and repair of dishes, heaters, pumps, valves, appurtenances, and lines used in the distribution of steam and heated or processed water.

Equipment maintenance applicable in Engineer’s scope will be included.

Possess the requisite licenses and permits required by local laws and ordinances to operate, repair and maintain the facility equipment and systems. Perform duties and responsibilities as requested by the Senior Facility Engineer.

Construction Inspector:

Responsible for inspection Q.C. laboratory testing results for red-line extension for rail-car.

Test concrete with pressure destructive testing, sample concrete by ASTM method, store up to 8 samples for destructive breaks for 3-30day breaks.

Sampled soil for tunnel pre-installed concrete placement for density, and materials to see if soil complied with Los Angeles City compliance.

Tested soil for compaction for pre-concrete placement for compaction prior to railcar placement.

Write daily reports to URS Q.C. department for compliance. Maintained drawings and update new revise drawings of railcar, and street curb and gutter locations.

Collected rebar for further strength test to be sent for further testing.

Maintained vehicle log for maintenance, and provided vehicle log in Mapped and logged street location of pre-existing soil tested for engineer reference.

Assistant Superintendent:

Assist superintendent with red line drawings which had corrections from approved city drawings.

Supervised laborers and assigned daily duties for house cleaning duties. Provide instruction for area Storm water pollution program.

Called in inspections for all trades, which include plumbing, mechanical, and electrical.

Checked all framing dimensions for correct size which includes soffits, closets, walls, fireplace, door openings, parapet walls, exterior detail pop-outs, kitchen pony walls.

Measure 114 foot elevator prior to fabrication. Schedule contractors per construction phase.

Insure that contracted sub-contractors performed all of contracted work.

Responsible for holding once a week safety tail gate meetings with laborers.

Responsible for tool security, purchasing of tools for job site.
