New Ext. Window Program for NYC Land Marks building - 601 W. 26th St. Developed window replacement program for a 2.4M s/f structure (one of the largest foot prints in NYC) and its approval by the NYC landmark commission. The program included new window replacement that were energy efficient and would mimic the exterior of a single pane window system that was installed in the early 1930's. Upon completion of an a mockup and contract drawings, the approval of the new window system was approved for bidding. The structure included 5500 ribbon windows with eighteen different types that were operable. The development of the design documents included window details, special conditions, general and special General Requirements and a review of lease agreements, coordination of adjacent tenants and a complete survey of existing conditions to divide tenant spaces in concert with the window layout. Program included mechanical, security, access and competitive bidding, Leveling, and a phasing plan for a 3 year period. $29.7M Slab Infill - 620 Ave of the Americas, NYC.

Atrium slab Infill on the third floor of a major shopping center in midtown Manhattan. Slab was added to provide for added space for the "Spotify" music radio station in Manhattan.

Verizon Wireless Switching Center - Executive Blvd. Yonkers, NY. Out of the ground facility (40.000 s/f) space that was designed as a switching center for Verizon Wireless Corp. Project was referred to as a secure facility that included full Core and Shell development of base building systems, Emergency Generators, Fuel tanks, Underground Water Retention Systems, Data Center rooms and IT, Special Proprietary Racking, and Grounding in a very Complex site with extreme site conditions and adjacent developed properties that utilized similar resources within existing corporate park. $21.5m Turner/Bass Corp - NYC - JV, Project Manager Feb. 2004 - Aug.2007 All of the following projects were completed by a full staff of Project Managers working together to fulfill the design, and development of these complicated programs and unique construction criteria.

Sloan Kettering Cancer Ctr. - Animal Res. Ctr. E. 68th Street, NYC Prototype Out of the Ground Special Animal Testing Cancer Center located in the upper east side of Manhattan. (Largest of its kind in the U.S. that was located in an Urban area. Project was a 22 story structure and five sub levels that included full coordination of mechanical and Special Experimental Water systems, Vivariums, Special Research Labs, MRI labs and Build out of special rooms for Experimental research, Commissioning, testing of equipment, change requests, field coordination, sub-contractor coordination and monitoring of special equipment that was dedicated for Cancer Research.

Total project cost was $800M+ (Phase I) Specific participation was the development of labs, water resources and coordination with mechanical trades for both core and shell.

Jet Blue Operations Center - JFK Airport Queens, NY Aircraft service facility for Jet Blue Airlines. Out of the ground facility that included space for 5 aircraft for servicing and repair including Operation offices, Computer center, and a storage facility for aircraft equipment that would include Engines, spare aircraft parts. Project was developed in concert with the Port of NY Authority and to fulfill strict requirements for Jet Fuel Fire Suppression by way of Foam Technology. Key participation was underground services, fire suppression systems and building envelope. $45.2M Montefiore Hospital Bronx NY

Planning and Development of a new patient center. Project included typical coordination and installation of complex hospital mechanical systems, coordination of hospital room function and equipment including in wall systems for all patient care. Specific participation with this project was the development of special Medical systems and lab gas for use in the patient care area and misc mechanical and plumbing trade coordination, change requests, and scheduling.

New Citi Group building included an Out of the Ground 30 story tower that was developed for use of Citi Group Offices and over flow corporate offices. Focus was on building mechanical and plumbing system and development of company use of cafeteria. All listed projects included a combination of full service and or general supervisory service projects. In most cases, DASNY was under contract thru a bond issue to hold the general construction contract for construction. Responsibilities included, but not limited to construction coordination, all construction buy outs, negotiations with Prime Contractors, Updating DASNY senior staff on project status, monitoring construction and review of all changes, requisitions, construction supervision, special coordination meetings. DOB interface, working directly with architect for submittal approvals, and meetings with client for project updates, updated schedules and current cost projections. Those projects include.

Borough of Manhattan CC, Fiterman Hall - NYC

Full Service gut rehabilitation of an existing 750,000 s/f office structure originally built for the Irving Trust Co., in Manhattan, and donated to the Borough of Manhattan CC for a new academic center. This building was located immediately adjacent to the World Trade Center site. As PM. and Owner representative for DASNY, my participation included the development of the new design, reviewing all financial reporting with Skanska USA, heading up the Design and Reconstruction with consulting architects and engineers, phasing, financial requests, approval of change orders and approval of all payments for the $80M budget. The building program included 3.100 new windows banded around a continuous ribbon configuration, entirely new building systems, state of the art classrooms, new elevators, development of a new fire alarm system, and the construction of a Virtual Library for use by students and nearby business personnel. $87.3M

General Construction Services for the Out of the Ground Facility for Student Dormitories for Medical student of the acknowledged Westchester Medical Center.

Nassau Community Coll., Academic CTR. Garden City, NY Development of Out of the Ground of two independent structures for use as a classroom center and general academic facility that include athletics and offices. Project was co-developed by DASNY and the County of Nassau. Participation included construction coordination, updates and approval of bond requisition. $53.6M Westchester Cerebral Palsy. Program included the construction of several buildings for purposes of housing and activities for patients of Cerebral Palsy. Graham Windom Sp. Ed. facilities. Hastings on Hudson, NY New Out of the Ground academic facility for special needs students. Award winning three level structure included a full elementary and middle school with a gymnasium, state of the art classrooms, with a special need to construct the facility with materials that would stand up to behavior uncommon in public and private schools.

Sinai Medical Center, MRI Medical Lab New York, NY Reviewing all CD's and approving the sequence of operations for the demo from an existing cafeteria to a new MRI facility off 5th Ave. All money was reimbursed to the hospital thru a DASNY bond and approved based on what I observed was stored and completed to date.
