OBJECTIVE

At present, I am looking to take charge of a single residential or multiple property operation. To be working in concert with the employer aligning the operation with their objectives towards the care, growth, development and presentation of the property and residences. To eventually establish a working format to which everything will function and operate smoothly.

QUALIFICATIONS

I am the adult in the room. I have an invested interest in the success of the community and property. I am not afraid to make decisions nor to responding to developments. I am the person who stands in when a problem occurs and see to it while necessary help is procured or resolve the matter myself. Matters cannot wait and neither can I.

Through my experiences, I have worked with a diverse variety of employers; within their demands and expectations I have worked to understand, perform and attend to the care and detail of their standards for the property. I believe myself to have developed a strong credence and honed skill set which are required for such a position. Personally, I am able to alter and/or change disciplines, viewpoints, concepts and ideas, when needed, so that I am able to devote myself to any employer(s) and their objectives.

Over the years I have grown to understand how to step forward and be relied upon, to have valid insights and points of view, to know how to orchestrate solutions and procedures, and to keep everything moving in the right direction and to work out competing priorities.

Currently residing in Portland, Oregon and am willing to relocate. Free to travel as needed, by the position.

POSITION EXPERIENCE AND ABILITIES

Over 25 years of experience managing properties and homes of varied dynamics of standards.

An experienced, hands-on driven manager who assists with the daily care, management and oversight of properties.

Serves as the primary person ensuring the general care, management and upkeep of the residences, property and grounds.

The contact for all vendors and contractors and oversees all service renovations.

Strong communicator knowing that clarity is the strongest component to efficiency

Proficient in plumbing, electrical, computer systems, building repairs.

Able to negotiate contracts with vendors with follow through and budget monitoring and enforcement.

Updating and/or establishing manuals and organizational skills with cataloguing.

Maintaining apartment/property schedules with notification to all parties.

Annual efficiency audits.

Available for anything 24/7, I am never inconvenienced.

Orchestrating guest visits and activities, effectively managing services.

Understanding the parameters of the tenant’s space and privacy and finding ways to be available and accessible for them.

Management of outside staff and their training.

Touring of the property and residences at appropriate intervals, identifying potential problems, and providing general security.

Overseeing of maintenance and preparation with emergency plans and backups.

Assist in activity planning and the set-up, execution and clean-up.

EMPLOYMENT REMUNERATION PACKAGE

I prefer not to discuss my current nor past salaries as they are pertinent only to the dynamics and demands of the job itself. My salary interests are only based and favored on what I can do for my employer and the demands of the estate and position. I am a strong contributor to the equity of my work and the dialogue of this matter is always open for discussion and only represents what I feel is favorable to my circumstance.

Income: Will be based upon the scope of the position as a whole and commensurate with my level of experience. Sign on bonus is allowable for consideration.

Medical Plans, with an allowance of 5 sick days per year.

Vacation: 3-5 weeks per year should be a consideration.

Work week will be on average 5 days normally. Additional On-call time is expected.

An average 8 hour day would be preferred when possible. Additional hours because of tenants or events or situations are expected.

Weekly or monthly petty cash to work from in the form of a debit card. This is the safest and record supporting method of choice.

If travel or errands are involved then access to a vehicle is needed or of the incorporated use of mine an understanding must be arranged. A company vehicle will be allowable for consideration.

Cell phone needs to be provided or mine will need to be reimbursed. It will be used both for work and personal.

Computer and supporting programs, printers, digital camera and supplies to record and develop manuals, residence information, property information and records.

Live in or live out situation is allowable for consideration.

CONCLUSION

Work as the steward of my employers’ property and representative to its tenants. To learn and grow in this position so that I can better myself, sharpen my skills, be exposed to new things, methods and ideas necessary to grow with the position. To change and develop myself in ways and experiences to become the person that can see this position through. I work to assist in establishing the strategic direction for the property and its’ portfolio and work to see these strategies through to fruition.
