Responsible for the successful day-to-day financial, administrative, and maintenance operation of the portfolio consisting of multiple residential and commercial properties (800 units of residential housing/multiple commercial spaces) while ensuring company’s standards are achieved and superior customer service is delivered. Direct the facilities’ staff to ensure that all company and departmental goals for the portfolio are met.

• Drive the daily operations of 700,000 SF in seven mixed-use buildings, including a medical center, two daycare centers, parking lot and three art galleries.

• Supervise a staff of 70 including union/non-union maintenance technicians, help desk group, concierge and tenant services. Hire, recruit and develop staff with the goal of ensuring excellent service, core competencies, and internal promotability. $50,000.00 Sectional store front block replacement which entailed the removal and replacement of structural block walls due to water penetration resulting in failure.

$50,000 Store front painting project entailing painting of the exterior building block walls. This project being over 50% of the shopping center allowed for a capital application.

$50,000.00 Block Sealing project to address MOLD in tenant spaces with water penetration thru the block wall system. Project was scheduled with abatement being performed in conjunction to bring the tenant space in compliance with state testing.

$500,000.00 HVAC replacement for large shopping center Phase 2 of 2 with conversion from a central plant operation to roof top HVAC package units with tenant remaining in operation.

$200,000.00 Multi-year paving project to remove and replace approximately 8" asphalt with 6" of base asphalt and 2" of top coat (wear course) in the parking field for a major box retailer. Total area approximately 21,034 sf. This project would be a safety related obligation with failure experienced in the retail center.

$800,000.00 Managed muti-year building rehab. Worked closely with NJ Department of Environment, local/State agencies, contracted Engineering groups and General Contractors to bring property into compliance. This was 1 of 3 similar projects I managed on the company’s behalf.

$75,000,000.00 Project manage multi-year new residential 124 apartment condo project. Including state of the art children museum and children center. This was the company first every Green Leeds installation. Working directly with general contractor, sub-contractors, architect and consultants. This was a phased out role out of projects New York City market. I directly coordinated on the company’s behalf in the field to ensure a smooth install of systems both providing service to common are components and tenant specific applications.

$177,800.00 Removal and replacement of residential Roof systems. This program was Year 1 of a 2 Year replacement project for this building.

$160,000.00 Multi-Story office building roof top HVAC replacement with crane staging and unit replacement being performed in a 3 year program.
