As a Sub Contractor, my responsibilities included, overseeing the heating and air conditioning chillers and heat pumps throughout 2 elementary schools as well as the maintenance of appliances in the kitchen and also any plumbing and electrical issues that may arise from daily use. These units are 3 phase high voltage and not under 240volts so implementing safety is a must. I have to constantly build relationships and communicate effectively with Principals, teachers, and other vendors to make them aware of any service or preventative maintenance that will occur on any of the equipment. I do have a vast knowledge of carpentry, plumbing, electrical, appliance repair, HVAC and other issues that will occur in a home as well as any commercial building.

Maintenance Supervisor October 2013 – August 2014 Bluebird Property Management Columbia, South Carolina

My position as a residential maintenance supervisor entails demonstrating professionalism to all personnel, collaborating with residents, vendors, home owners and office staff to ensure all work orders are budget approved and completed in a timely and efficient manner. Each home is different and I am constantly encountering new challenges with split system air units to heat pumps. I also diagnose and repair gas and electric water heaters, roof leaks, plumbing issues, electrical problems, appliance diagnosis and repairs and all challenges that come with being a maintenance supervisor. I also delegate responsibilities to the technicians to ensure the work load is being met within a 24 hour time frame. As a Maintenance Supervisor my responsibilities included overseeing the operation of the property in every aspect when it comes to successfully maintaining the property. Since this property was a 600 unit capacity I had to utilize all of my skills including multi-tasking in many different areas when it comes to the maintenance of all the buildings. I was the direct supervisor of eight maintenance staff, delegating tasks to the technicians to ensure proper fulfillment of the work order were being met in a timely and efficient manner and eliminating or reducing call backs. I trained all the technicians to the policy and procedures of the company and held weekly safety meetings to ensure the safety of the residents, technicians and vendors. I was in charge of ordering supplies as well as keeping an inventory of all stock making sure not to go over our monthly budget. My skills and expertise in Universal HVAC, Electrical, plumbing, appliance repair, roofing and many different areas help ran the maintenance of the property in an excellent manner.
