Directly responsible for the physical operation, maintenance, repair, and custodial upkeep and care of a public school building and its immediate grounds.

Control heat of building by means of low-pressure boilers; operate and maintain HVAC equipment. Make minor repairs to steam plant, heating equipment, electrical equipment, mechanical equipment and systems, ventilation, water supply, plumbing, sewage systems, automatic signal systems. Responsible for cleaning and snow removal equipment, structure, glazing and furniture.

Conduct inspections of building to determine needed repairs; consult with and advise officials on problems of operation, maintenance and repairs.

Oversee and advise on major repairs. Requisition and account for custodial and maintenance materials, tools and supplies; maintain records and prepare required reports of plant operations; within assigned budget.

Responsible for interior maintenance and painting of facility; perform related work.

Work closely with building administration and staff to ensure proper and safe daily operation of facility.

Have and maintain proper and needed certificates of fitness in building operations.

Hire appropriate personnel and train or arrange for their training; prepare payrolls and personnel forms, pay wages and provide Workers Compensation Insurance for hired personnel. Set up custodial work schedules to ensure maximum efficiency and minimum interference with building activities.

Supervise, plan and are responsible for the work of custodial and maintenance staff, supervise cleaning of the building and grounds; maintain the building and grounds in a safe, secure and sanitary condition.
