Oversee and take complete leadership for one or more construction projects from early in design through project completion.

At the start of preconstruction, lead and supervise professional office staff of estimators, schedulers, MEP coordinators,

Initial duties involve directing of, and participation in all estimating, budgeting, value engineering, reviews of systems and feasibility, constructability analysis, site utilization planning and logistics.

Working with Clients and designers, take the lead on Project planning and scheduling, including equipment and long-lead item procurement. Participate in planning for permits and their phasing, including municipal and other jurisdictions, as well as serving utility interface. Update and report on status at all periodic Project Team meetings.

Provide feedback and guidance to Clients, primary designers and consultants on all design elements through continuing document review, monitoring the completeness of designer’s deliverables.

Lead efforts on recruitment of qualified subcontract bidders for all primary and major trades, including evaluation of design/build options. Guide trade scoping, preparation and publication of bid packages, as well as analysis of subcontract bids, post-bid interviews and reviews. Recommend contract awards and issue subcontract agreements and all exhibits.

Prior to commencement of construction, establish project team with Project Superintendents, Project Managers, Field and Office Engineers and other project staff. Set up and supervise establishment of Project Team areas of responsibility, authority and accountability. Insure appropriate technical training is afforded to all Team members. Lead the setup of all project control systems for budgets and costs, schedules and document control, and monitor their on-going maintenance and reviews.

Act as Client contact for all contractual issues, including billing, costs, Client obligations and responsibilities, design coordination, QA/QC, code compliance.

Maintain liaison with designers for on-going issues identification and problem solving, building and system commissioning and closeout, and all post-occupancy and warrantee matters.

Estimating Manager (1992-1996)

Supervise, lead and manage a group of four building estimators, bidding all lump sum bid jobs for the San Francisco Division. 25-bids/year average.

Supervise Tenant Improvement Team (Chief and 2 staff T.I. estimators) and assist in bidding T.I. work. 75-bids/year average.

Pre-Construction Manager (1988-1992)

Duties and functions essentially identical to those described above in the preconstruction portion of Project Executive section. Supervised and coordinated estimators, schedulers, Project Managers and Superintendents performing their preconstruction functions on assigned projects.

Sr. Project Manager (1984-1988)

Bottom-line accountability for assigned projects, both in the field and from the company office. Duties and functions very similar to those in the last three bullet points described above in the Project Executive section.
