124 Hudson Street, New York, NY – The only new construction in Tri-Beca, built under Landmark Preservation approval, this (approximately) 150,000 square foot building consists of 26 luxury apartments as well as retail space. Concrete plank and steel construction is utilized in this nine-story building. Contract amount: $19,000,000

Fisher Mills Building – Under the approval of the Landmark Preservation, this building has been converted to 32 luxury apartments plus retail space, with an additional three floors of steel superstructure, totalling 87,000 square feet. Contract amount $20,000,000.

19 Beach Street- Six unit full floor boutique condominium building of 25,000 square feet new construction. Building offers state of the amenities including Siedle security system, prewired high speed internet access, designer kitchens, & wood/gas fire places in Tribeca NYC. Contract amount $ 5,300,000.

21Astor Place 49 unit change in use class A condominum with exterior landmark status $17,500,000 base contract.

100 West 58th Street, AKA Park 100, Change in occupancy existing 155,000 sqaure feet 15 story brick structure. Built under design and arhitectural vison of Gwathmey& Siegel, PC. 103 condominium units including two penthouses added at roof level. Contract amount $27,000,000

653 11th Avenue AKA Ink 48, Kimpton Hotel flag, change in occupancy 152,300 square foot 15 story brick structure with 22,000 square foot penthouse level and roof top lounge addition. Built under interior design of the David Rockwell Group, and exterior façade design of Carlos Zapata. MJ Macaluso was the coordinating architect of record. 222 four star rooms and 3 full service kitchens with spa and meeting/banquet facilities. Contract amount $ 32,000,000

Responsible for performing all aspects of multiple residential site developments for a Connecticut/New York City based developer/general contractor. Primary objectives include project planning with architectural team, estimating and budget development, negotiation and purchase of subcontracts, contract administration, and scheduling and trade coordination with field personnel. Prepare application and certification for bimonthly bank payments and review and critique work as it is being produced so as to maintain the highest standard of quality. Develop raw unimproved acreage into multiple 200+ unit market value and tax credit housing complexes. Incorporate into design aquatic facilities, playgrounds, clubhouse, recreation centers, ball fields, and pedestrian walkways linking entire site.

Accomplishments:

Established sources and subcontractors specializing in multifamily construction during a highly competitive construction cycle in the Houston housing market as a first-time developer/general contractor in the south-central region of the country.

Contracted with a small concrete concern and sheet rock supplier and utilized creative financing offer so as to avert industry/railroad induced raw material shortages.

Completed two date-sensitive projects on time, which ensured entire $36,750,000 tax credit award.

Sum total of all subcontracts for both projects were brought in at $350,000 below combined construction budgets to date.

Project Coordinator/Feasibility Analyst

Project coordinator for new modular homes, medical centers, gut rehabilitations, substantial renovations of tenant-occupied apartments, and new construction. Conducted and evaluated the feasibility of producing budget-sensitive projects by assessing the cost-effectiveness of modular vs. traditional stick-built construction. Coordinated and managed multiple projects from planning through completion.

Accomplishments:

Developed first-hand -expertise and knowledge of the benefits and limitations of modular construction.

Constructed and sold under the auspices of the Jersey City Redevelopment Agency two-family inner city homes utilizing modular construction.

Enable East New York Urban Youth Corp., a nonprofit neighborhood housing reclamation corporation, to produce a 40-unit modular apartment complex so as to work within the constraints of a strict (NYSDHCR) tax credit award.

Laid the groundwork and coordination for a three-phase, 140-unit, substantial rehabilitation, tenant-in-occupancy project.

Assisted in the purchase of specialty medical equipment and specialty contracts required in the construction of various medical centers.

Attended special, monthly, and annual meetings in order to establish a board of directors and implement the by-laws governing a new condominium conversion of 1,007 affordable condominium units. Chief closing officer of all sales at Fairfield Towers. Coordinated with sales team, bank, title company, buyer’s attorney, and buyer to transfer apartment ownership to existing tenants and approved outside prospects. Assigned with and monitored General Contractor designated to perform substantial renovation of apartments upon bank commitment and contract execution. Work completion/closing requirement within 60-90 days of bank commitment.

Accomplishments;

Renegotiated several major service contacts (elevator, plumbing, landscaping, and allowing condominium to realize $40,000 expense reduction in its first year of operation.

Transferred 15% of ownership to individuals during 20 months of active sales.

Achieved a substantial water bill abatement from The New York City Department of Water by initiating and coordinating a water saving retrofit of all shower heads and water closets project-wide.

Facilitated the procurement of New York State Low Income Housing Tax Credit (LIHC) Applications. Developed and submitted original award applications, annual cost carry over submittals, as well as final cost certifications and IRS 9609 vouchers. Direct liaison with Project Director of New York State Department of Housing and Community Renewal (NYSDHCR), Developed a computer generated (NYSDHCR) approved tax credit application, that allowed for the examination of an awarded multiple parcel project in summary and fractionally as a function of each parcel within the project. Parameters of examination included a development budget, 15 year operating budget, multi-tier qualified rent plan, sources and uses of proceeds, as well as a project summary, qualified building information, cost certifications, and Low Income Housing Credit (LIHC) qualified basis.

Accomplishments:

Analysis and project proposal to the State of New York so as to, achieve highest potential score and project award as it relates to density requirements, product design and execution, and land acquisition in "difficult to develop census tracts” (inner city reclamation) resulting in a 15% extra tax credit bonus. Secured in excess of $13.3 million in tax credits, $16,388,159-of construction contracts, and $30,787,173 to the company's gross earning.

Provided full-service property management functions as a managing partner of privately acquired parcels as well as contracting management services to cooperatives, condominiums, residential, and mixed-use commercial properties in Manhattan, NY. Attended monthly board meetings and initiated cost-effective programs and improvements while keeping within approved annual budgets. Developed a property-related subsidiary role in construction management, renovation contracting, and janitorial services for properties within, as well as outside, immediate management.
