2011- Jan 2015 – Property Manager, Lend Lease, Chicago, IL

Manager of portfolio of five medical office buildings, totaling 500,000 sq. ft. in various states. Responsibilities include marketing the buildings, negotiating contracts/procurement for the past five years (RFP and RFQ’s creation and implementation) with vendors, managing building operations and capital improvements, developing annual operating and capital budgets and resolving tenant disputes. Implemented programs to earn Energy Star certification/status for the buildings and improve building sustainability, increasing tenant satisfaction. Serves as insurance and safety coordinator for the property management group by obtaining documentation for any General Liability or Property Liability claims. Assists Project Manager in completing new construction projects (including tenant build outs, RFP and RFQ management with on-boarding new systems including IT procurement), with LEED accreditation, while attaining profit goals with a timely completion. Managed seven medical office buildings in Illinois, Indiana and Ohio totaling about 550,000 sq.ft. Marketed these buildings to clients, negotiated leases for medical and retail space, managed building operations, tenant build outs (using RFP and RFQ creation, management of all work track records, approval and funding) and capital improvements, developed annual operating and capital budgets and resolved tenant disputes. Created a system of work flow management for all RFP’s and RFQ’s. Maintained Energy Star information for all corporate properties by creating procedures for energy savings. Managed an integrated team of maintenance and administrative personnel and contractors for capital improvements and tenant build outs, navigate through ambiguity the business needs of the division, (RFP and RFQ management for IT procurement and implementation of new systems). Coordinated planning and execution of all project work on a timely basis within budget. Won the Kingsley Award in 2009. Created a plan for monitoring and completing punch list items.

2005-2007 Facility Administrator/Contract Administrator III, Earth Tech, Inc., Oak Brook, IL

Managed a 15-employee field office that provided project management services for construction of the I-355 bridge over the Des Plaines River, Chicago Sanitary and Ship Canal and two railroads. Responsibilities included liaison between the contractors and the owner, tracking/creating invoices, ODCs (other direct costs), accounts payable, accounts receivable, operating checklists, planning and executing work on a timely basis (within budget attaining or exceeding profit goals), material handling costs, documenting construction progress, leading safety meetings and preparing safety minutes, managing motor vehicles and equipment assigned to the project, serving as Safety Coordinator for the project, maintaining OSHA logs and safety training, and recording all safety information. This project was completed without any incidents. Reviewed all contract documents, created and managed all RFP’s and RFQ’s records, approvals and funding, obtained all permits, served as liaison to the EPA, created a site logistics plan, and maintained daily correspondence and all other project documents.

September-December 2005 Technical Advisory Committee Liaison, FEMA Hurricane Katrina Relief, Jackson, Mississippi

Completed the FEMA certification courses for EPA; assisted Hurricane Katrina relief efforts throughout the state of Mississippi as a contractor to FEMA. Served as technical liaison between the Federal government, the municipalities and the construction contractors for relief and rebuilding activities. Assisted the insurance division of the project office in investigating and evaluating FEMA claims. Also coordinated housing for all Federal, State and contractor employees working on this project.

Managed a 39,000 sq. ft. office building housing up to 160 employees. Provided property management, government contract support for EPA Region V, (created and managed RFP’s and RFQ’s) and construction administrative services.
