SUMMARY ACHIEVEMENTS

Established Kokolakis’ first corporate budget/forecast and developed 2014 and 2015 corporate business

plans including zero-based budgets, financial forecasts, sales/marketing plan, and income enhancement

plans. Hired Controller to prepare monthly income statements, balance sheets, and financial performance

metrics for greater financial risk transparency. Trained leadership on performance metrics and trend

visibility.

Developed Monthly Project Status meetings at Kokolakis to change culture to PMs/PXs being business

leaders not just builders. Reviewed risk, schedule, labor, fee, billings, customer satisfaction, staff, and plan

to complete. Transformed expectations and coached PXs to be doer-sellers, rather than solely relying on

sales/estimating.

As COO, grew annual revenue from $60M to $115M at San Diego based Straub in 2011-2012. Lowered

overhead over $1M in process. Drove turnaround operations as market conditions changed. Developed

“Vital Factor” performance metrics and reviewed monthly to drive business operations. Communicated

business status and corporate expectations & results through corporate town hall meetings. Led sales

pursuits.

Re-organized Straub’s Design/Build Preconstruction structure to remove independently operating

departments (silos) and developed a streamlined approach with projects being led by fiscally and

performance accountable construction executives, with milestones identified to control scope, budget,

schedule and customer satisfaction.

Started Cincinnati, Ohio operations for Quandel, an ENR Top 100 CM (Top 200 GC) in 2001 . Acquired

over $300 million in new construction work over 3 year period, defeating such organizations as Turner,

Barton Malow, Bovis, Messer, Danis, and Gilbane. Ranked 3rd on Cincinnati List of Commercial

Contractors by 2006.

Utilized lobbyist on monthly retainer to generate networking opportunities to strategically pursue local

projects. Developed early relationships, solved problems, and touched major decision makers early in the

selection process. Utilized “Guerilla Selling” strategic tactics for laser focus approach to winning work.

As Quandel Project Executive, helped grow the Ohio organization from 15 professional employees to

130 over a four year period, while advancing to Vice President of Operations. Success achieved through

focusing on networking, recruiting the right people, training and development, and motivation and

accountability.

Rebalanced Kokolakis sales efforts away from hard bids to more negotiated Qualification Based

opportunities, with many fees nearing double digits. Led the addition of new customers such as Delta

Airlines, RSW Airport, Colorado National Guard, Salvation Army, Florida DMA, Fed Ex developers, etc.

Directed planning, preconstruction, and construction operations for Pulte's (Fortune 125) $300

million Northeast Florida multifamily building operations. Implemented performance metrics

tied to build times, quality control and customer satisfaction to drive planned production

results.
