Summary of Property Management Responsibilities
• Provide property management for a 24-unit residential rental property, as well as manage out-of-state
single-family residential properties.
• Meet with prospective tenants to show properties and explain terms of occupancy.
• Determine and certify the eligibility of prospective tenants, following government regulations to
sustain tenancy and prevent vacancy loss. Oversee eviction proceedings, as needed.
• Work with tenants to prepare all paperwork, including lease agreement, addendums, rules, CC&Rs,
condition report, receipts, etc., in accordance with State and Federal laws. Establish a record/filing system
for lease agreements, maintenance/repairs and tenant issues and resolution.
• Collect rents, deposits, and manage operating expenses, budgeting and reporting for owners; reporting
includes financial records from operations, building annual budget and creating monthly and annual status
reports ensuring that budgeted NOI was met or exceeded by keeping monthly delinquents at 2% and
maintaining occupancy at 90%.
• Investigate complaints, disturbances and violations, resolving issues/concerns expeditiously.
• Facilitate property maintenance issues, including scheduling regular maintenance and repair,
negotiating and monitoring contracts with vendors to ensure work was completed and in compliance with
building codes. Regularly conduct property inspections to ensure the property was in good working order
and well maintained.
• Communicate regularly with owners on tenant issues, property condition and financial status.
