Responsible for 306 units on a condo conversion property. I was hired to take a property

that failed to sell and convert it into rentable units. I reviewed and evaluated existing vendor

contracts. Researched financial responsibility and performance of vendors on previous contracts

and renegotiated terms, when possible, of vendor contracts, bids, offers and transactions to

decrease spending and be able to continue improvements on the property. By performing

markets surveys of the area and directly advertising and negotiating with the local hospitals and

schools our occupancy increased substantially from 52% to above 97%. The property has

maintained 97% or above occupancy for the last 4 years consecutively and renewals were

increased from 43% to 89%. Paradise at Dadeland has maintained 100% occupied for the last 6

months.

Duties include but are not limited to:

Supervise all leasing and marketing. Coordinate with maintenance supervisor (project

manager)and association manager for any/all work order related or property related repairs and

regarding purchasing for maintenance related supplies. Assuring the property remains in

adherance to all codes, laws, regulations and procedures regarding permits, pool maintenance,

elevators, tree maintenance and all labor laws. (Equal Opportunity Housing, Section 8, Miami

Dade County Code Enforcement) Personally responsible for running background and credit

checks, advertising, monies collected and deposited, contract review and invoicing/billing, data

entry, resident services, filing, unit audits for rent roll, e.o.m. reports and all other managerial
