Oversaw daily operation of 260,000 sq. ft. commercial property spanning 2

buildings. Was retained by new owners to continue managing the property

after it was sold by the Fleicshmann family in 2010.

Performance Cut energy bills 7%; saved $32K annually.

Improvement & Saved over $18K annually on building supplies, HVAC, elevator, and

cell phone contracts.

Cost Introduced MRI work order and preventive maintenance (PM) system.

Reduction Results: Slashed turnaround time on maintenance work from 7 days to

about 24 hours. Saved ~90 days of downtime and increased staff

productivity by keeping equipment up and running properly at all

times.

Implemented new billing and lease system; trained new owners of MCA

Center. Reduced time required for billing by nearly 50%.

~6 months until a Center Manager could be hired/trained.

Achieved target results on modernization project of 7 elevators;

completed within budget and on time. Increased tenant satisfaction

while improving energy-efficiency and overall building aesthetics.

Increased building security; incorporated new card reader technology.

Oversaw installation of 42 security cameras and supervised security

guards in making rounds.

Implemented CCN System bringing HVAC to full automation. Converted
