CAREER PROFILE:
Steven P. Trainer is a management professional with seven years in facilities consulting and seventeen
years of prior experience in property management and leasing of office, retail and industrial properties.
During his career he has worked for national companies such as Hines and Transwestern and regional
companies such as Cincinnati Bell and Douglas Emmett. Mr. Trainer has directed the preparation and
administration of annual operating budgets as large as $42 million ($23 million in recoverable operating
expenses) and has prepared development feasibility studies for proposed multifamily developments sized
150,000 to 200,000 square feet with construction budgets of up to $45 million. He is experienced at
reviewing monthly financial statements, analyzing variances from budget and preparing and presenting
management reports and client reports on a monthly, quarterly and annual basis.
Mr. Trainer has often been responsible for the marketing and leasing programs at the properties he has
managed as well as managing operations. He has managed advertising budgets, developed broker
relations programs and has prepared and managed landlord leasing programs that produced as many as
forty lease transactions per year. His operational experience includes project management of construction
projects, preventive and remedial maintenance projects, tenant relations programs and building service
contracts.
CAREER SUMMARY:
Mr. Trainer began his commercial real estate career in Houston, Texas in 1986 when he joined the
property management division of Houston based Hines Interests, an international developer and property
management company, where he was employed for twelve years, 1986 to 1998. The following describes
the properties Mr. Trainer managed and/or leased for Hines:
PNC Center - a 27 story 500,000 square foot multi-tenant office building located in Cincinnati, Ohio. The
property was owned at the time by a partnership led by Hines, a large local bank known as The Central
Trust Company (since acquired by PNC Bank) and an investment affiliate of Royal Dutch Shell. Major
tenants were The Central Trust Company, Procter & Gamble and the law firms Frost, Brown & Todd and
Strauss & Troy. Mr. Trainer began as an Assistant Property Manager in 1986 and was promoted in 1988,
managing this building from 1988 to 1991. Under his stewardship this building was recognized by
BOMA as the Midwest Region Office Building of the Year in 1989.
Chemed Center - a 30 story 530,000 square foot multi-tenant office building built as phase two of the
master plan for the downtown city block on which both PNC Center and Chemed Center are located.
Major tenants were Chemed Corporation, the law firm Dinsmore & Shohl and Procter & Gamble. The
building, which was under construction from 1988 to 1990, was owned by a partnership of Hines, Aetna
and Aetna’s co-investors, three European pension funds. Mr. Trainer assisted the development team in the
conceptual design of Chemed Center and initiated its opening upon its completion. The additional
property increased the size of his responsibility in Cincinnati to one million square feet. Mr. Trainer

headed the property management team for both buildings from 1990 to 1991, at which time he was
transferred to Chicago.
Three First National Plaza - a 57 story 1.5 million square foot multi-tenant office building located in
downtown Chicago. The building was owned by a partnership led by Meijiseimei Life Insurance
Company. Major tenants were The First National Bank of Chicago, Sara Lee Corporation, and the law
firms Hopkins & Sutter and Bell Boyd & Lloyd. The building also had a major retail component which
included national tenants The Gap, Starbucks and Wall Street Deli. Mr. Trainer managed and leased this
building for seven years, 1991 to 1998. He also served as Group Manager providing leadership to the
other Hines property managers in the greater Chicago area for one year, 1997 to 1998.
In 1998 Mr. Trainer joined The Pochter Group Ltd, a commercial real estate brokerage firm based in
Chicago, where he was a sales and leasing consultant representing office clients in the Chicago and San
Francisco office markets.
In 1999 the brokers of The Pochter Group Ltd joined Transwestern Commercial Services, a diversified
national commercial real estate firm then based in Chicago. Mr. Trainer joined its San Antonio, Texas
office as Director of Leasing and Property Management for a 400,000 square foot portfolio of commercial
properties, which was comprised of one major property and a smaller group of retail properties. The
following describes the major property in the portfolio:
One Fountainhead Plaza - a 10 story 200,000 square foot multi-tenant office building located in San
Antonio, Texas. The building was owned by a US pension fund advised by American Realty Advisors. Its
tenancy was anchored by New Horizons Computer Learning Centers, a business oriented computer
training firm.
Mr. Trainer was a Director of Leasing and Property Management with Transwestern for two years, 1999
to 2001.
In September of 2001 Mr. Trainer joined Douglas Emmett Inc. of Santa Monica, California to establish a
property management office in one of its newly acquired properties, 1901 Avenue of the Stars. Douglas
Emmett is one of the largest acquisition and property management companies in the greater Los Angeles
area. The property is described below:
1901 Avenue of the Stars – a 19 story 480,000 square foot multi-tenant office building located in the
Century City area of Los Angeles. The tenancy was comprised primarily of law firms and service firms
associated with the entertainment industry.
Mr. Trainer was a General Manager for Douglas Emmett for seven months. His short tenure there
occurred due to family concerns which required him to relocate back to Texas in April 2002.
In June 2002 Mr. Trainer joined Cincinnati Bell Telephone (CBT), a regional ILEC (incumbent local
exchange carrier) for Ohio, Kentucky and Indiana, working first as a subcontracted project manager under
Hunt Builders Corporation, a general contracting firm which provided project management services under
a facilities management agreement with CBT, which operations were then housed in approximately one
million square feet of office and industrial properties. In 2004 Mr. Trainer joined a CBT affiliate,

Cincinnati Bell Wireless, in its network real estate department. Mr. Trainer was with Cincinnati Bell as a
subcontractor and an employee for a combined total of four years, 2002 to 2006.
In January 2007 Mr. Trainer founded Site & Facility Advisory, a Cincinnati based facilities management
consulting practice which he relocated to Houston in 2011. Sample projects are listed as follows.
Researched and co-wrote the business plan for Bridgehead Networks, a desktop networking and VoIP
service provider which targeted multi-tenant commercial buildings as its primary sales channel.
Promoted the development of a neutral host in-building DAS (distributed antenna system), an installation
which improves cell phone reception inside large facilities.
Advised owners of commercial properties in the telecommunications sector, primarily in renewal and/or
sale of the underlying lease on land or buildings improved with cell site towers.
Co-wrote the business plan for Enlightened Housing LLC, a Chicago based real estate developer which
converts class B office buildings into multifamily residential properties. He also provided a feasibility
study for each of its proposed developments in Pittsburgh and Cincinnati.
Negotiated right of entry agreements on behalf of Philadelphia based Comcast Cable so that it could
install fiber-optic cable and provide communication services to the occupants in office, retail and
industrial buildings in the Houston area.
