o Responsible for up to eight (8) assets or approximately a 2,000 unit portfolio spanning

Hillsborough, Pinellas, Manatee and Sarasota counties.

o Portfolio encompassed both conventional and affordable assets.

o Affordable programs I am practiced at include; income restrictions, tax credit, section-8,

HUD and REAC. Reviewed HUD reporting and maintained communication with

Monitoring Agent and Owner related to reporting/ inspections.

o Experienced in all aspects of REO management. Contributed in creating company P&P

related to REO takeovers given the limited amount of time obtainable to stabilize,

reposition and/or renovate said assets prior to being traded

o Provided leadership to ensure property and individual performance as well as operational,

financial, and business goals were met.

o Completed various human resource, financial, administrative, and other reports and

analysis. Maintained reviews and employee/team development.

o Developed annual and reforecast budgets.

o From 2003 to 2006 I performed all duties of Property Manager. Shortly after being hired

the Partner organized a core team to help realize regional growth goals. I was recognized

as part of this team and therefore accepted the assignment of Certified Training Associate

(CTA). As a CTA I provided; management training, mentoring, software training, online

software support, due diligence leadership and compliance auditor.

o CTA duties were performed in addition to my responsibilities as Property Manager.

o Leased up this new Plant City asset; a tax credit income restricted community.

o In lieu of its rural and underdeveloped location, I achieved occupancy 2% higher than

target.

o Adhered to and implemented all stipulations outlined on the L.U.R.A.

o Completed reporting and maintained all rental applications and lease paperwork in

accordance with HUD requirements for H.O.M.E and S.A.I.L.

o Passed all annual inspections as conducted by our monitoring agent; Florida Housing.
