Florida licensed Community Association Manager with more than 25 years

of multifaceted experience in all areas of condominium and H.O.A. property

management, in Florida and Chicago, Illinois. A practicing attorney for 25 years,

as a member of the Illinois Bar and Federal Bar, it was not difficult for me to

developed a comprehensive knowledge of Florida law chapters 719, 718 as well

as municipal codes and regulations.

EMPLOYMENT:

2007 to the PRESENT; Employed by the Board of Directors of a Broward County

condominium as the on-site property manager for an Association on 15.5 acres of

land with seven (7) residential building consisting of two high-rises, three four

storey buildings and two three story buildings a seperate club house, swimming

pool, tennis courts, bocce court, shuffleboard and golf driving net. I am

responsible for the creation of a budget, and living within the terms of that

budget, the collection of maintenance fees, the collection of delinquent accounts,

dealing with the attorney for the Association, approval of bills, the issuing of

checks, and the payment of payroll. I am responsible for the supervision of

clerical and maintenance staff, the hiring and firing of employees, approval of

vacations as well as sick days. All purchases of equipment and supplies are done

through my office, to insure that the budget is not violated or that employees are

not abusive with Association funds. I keep the records and provide the

bookkeeper and auditor with all financial information they request and require. I

select and deal with all vendors that service the community, and negotiate all

contracts that are submitted to the community. Which included the contracts for

painting the buildings, renovating a high rise elevator, paving and stripping the

communities streets, for the addition of outside lights, and for the installation of

fire alarm systems in each of the seven residential buildings. Negotiated the

contract for Diamond Briting the Pool and the installation of a patterned pool

deck. Negotiated and supervised the contract for the renovation of the pool

bathrooms to make them ADA compliant, and the purchase of a pool lift that is

also ADA compliant.

I deal with all complaints and requests from the residents and resolve their

problems with as little as possible distress, will enforcing the Rules and

Regulation of the Community. I keep and store the records of the community for

seven years. I post all notices necessary in each of the building, and conduct the

Board of Directors meetings, and create the first and second notices of the

annual meeting.

2004-2007 Employed by Phoenix Management Company, 3802 Jog Road, Lake

Worth, Florida as the on-site manager for the Master Association of the Madison

Green Homeowners Association, Inc. at 2003 Crestwood Blvd. Royal Palm,

Florida and 1145 unit association consisting of 1.5 MILES of common area of

trees grass and bushes. The complex has 13 separate villages each with their

own Board of Directors. The activities and desires of the villages must be

coordinated through the Master Board of Directors management office. The

Manager of the Master Board is responsible for the maintenance of the common

areas, (not the Golf Course), the planting of flowers in season, pruning of trees

and the care and cutting of the grass. Responsible for the common cable channel

messages, pool and pool staff, pool care, front desk staff and setting the

schedule of all of the employees. Accountable for the mediation and resolution of

the conflict and problems that arose daily between the villages, and the residents

that wanted variances from the Rules and Regulations. Responsible for the

maintenance of the exercise gym it equipment, its cleanliness making sure that it

was free from odors. Responsible for the keep of the roster of residents (owners

and rentals) producing notices of meeting and messages on the community cable

channel, approving or rejecting ARC applications, creating annual budgets,

approval of bills and payment of bills, conducting the Annual Meetings and the

election of members to the Master Board.

2002-2004 Employed by INVESTMENT LIMITED, 215 N. Federal Highway, Boca

Raton, Florida 33442. Responsible for the repair, maintenance and renovation of

several high-rise and low-rise condominiums and commercial properties.

Solicited bids, evaluated vendors, supervised work in process, and was

responsible for the separate maintenance staff of each separate property. During

the two years with this company, I was totally introduces and educated in the

mechanical care and needs of high-rise and low-rise property in the Florida

climate.
