Single handedly organized and lead a team of three individuals designed to
assist in capital projects that could not be attended to by managers on site.
This consisted of traveling to 12 different properties in long island portfolio.
Proficiently communicated all tasks that were being worked on and
completed in a meticulous organized manner. Subsequently formulating a
plan of action that would favor the maintenance managers, properties, as
well as the floaters.
On any given work day, various types of tasks were performed, ranging from,
painting, spackling, sanding, janitorial duties, plumbing, irrigation, pool pump
assembly, pool preparation, flooring, appliance repair, HWH
replacement/repairs, HVAC repairs, organization and prioritization of work
force on site as per request of Maintenance manager on site.
Individually responsible for the management, organization and functionality of
an entire properly and staff for a short period of time at Rockville Center.
Including but not limited to its budget, vacant apartments turn process and
reprimanding employees.

SR MAINTENANCE MECHANIC
(BACK OF HOUSE MECHANIC)
On a Daily basis provide continuous inspections of the physical plant for two high-rise
buildings ranging 1000 units.
Individually responsible for organizing, prioritizing and executing maintenance requests
by diagnosing problems using MRI delivery software system.
Single handedly Managed renovations of high quality residential apartments from Move
out to a newly renovated and move in ready apt..
Conducted, ordered repairs or delegated and supervised vendors for repairs.
Oversaw and ensured all service repairs are made in a timely manner and with
meticulous and follow through.
Responsible for preventative maintenance of all mechanical equipment, plumbing,
electrical and HVAC equipment.
Conducted periodic inspections and audits of all critical equipment such as boilers, air
conditioning equipment as well as all emergency equipment. This was done in
conjuncture with weekly inspections of buildings and their grounds.
Performed other duties as assigned by the Maintenance Manager including but not
limited to, handling emergency related situations after hours if necessary.

Partnered with Senior Property Manager to manage cooperatives and condominiums
properties in Westchester County.
Oversee Building Superintendents to ensure continual maintenance of all units, halls,
utilities, fire safety and security systems.
Manage and follow through on the execution of tenants work orders and complaints.
Directed properties staff and Superintendents in day to day operations.
Organized closing and sublet documents while collecting related fees and deposits from
sales and sublets.
Administered payments for property violations, invoices, and insurance premiums.
Reviewed vendor contracts and proposals for capital projects.
Managed vendors and contractors, and collected their certificates of liability insurance
information’s.
