Management of ten commercial shopping centers, consisting of both office

and retail, combining a total of over Eight Hundred Forty Three Thousand

square feet.

Property Manager

. Financial - Responsible for the development, implementation and

administration of annual budgets for 10 properties, including

quarterly reforecasting. Additionally, prepare and submit monthly

variance reports for each entity and recommend capital expenditures,

to include long range capital planning.

. Acquisitions - Participate in the preparation of property conditions

assessment reports, including visual inspections, budgetary planning

and oversight of upgrades.

. Contract Management - Direct and coordinate the bidding and awarding

of numerous service contracts. This includes the development of scope

and comparative bidding based on the created scope. Services that were

bid and managed included cleaning, waste removal, landscaping and

security. Additionally, responsible for the development of scope,

bidding and awarding of many onetime contracts, to include asphalt

repairs, roof repairs and various other maintenance issues. After

contract award responsible for the oversight of the contract and

invoice processing.

. Human Resources - Responsible for the hiring, coordination and

management of numerous contract personnel and three (3) in-house

employees. This includes regular performance evaluation and semi-

annual performance reviews that consisted of productive performance

feedback and the awarding of annual bonuses and wage increases.

. Public Relations - Act as a liaison between government agencies,

customers, tenants, and owners, including speaking at public

neighborhood meetings, testifying in front of City Council and acting

as the representative of the Company and Center (s) in all public

forums.

. Project/Construction Management - Direct and coordinate repairs,

improvements, expansions and capital improvement projects and tenant

build-outs, to include development of the scope of work, obtaining

proposals, overseeing due diligence and completing punch lists.

. Lease Administration - Extensive work in the administration of leases,

both NNN and Gross Office, which includes lease abstracting and the

enforcement of all lease provisions such as collection of rents,

annual account reconciliations and enforcement of the rules and

regulations of the shopping centers.

administration and improvement of retail properties, including weekly

sight visits, tenant relations and maintaining the physical site.

with codes and regulations. Responsible for the submission of various

insurance claims and coordination with carriers, adjusters and

inspectors.
