SELECTED ACCOMPLISHMENTS

The Robert J. Cannon Trust – Managed a trust portfolio of commercial, residential, ranch and development properties in central Florida during the last 10 years. Activities included acquisitions, dispositions, leasing, legal liaison, identifying new revenue streams and land development.

• Orchestrated the reversal of diminished commercially viable access and the entitlement process of a 50 +/- acre, 350-unit senior living village. Included sand skink and other endangered species survey and mitigation procedures, wetlands mitigation, acquisition of adjacent parcels, easements, utility matters, survey management, school district concurrency, annexation, and the meticulous clearing of title via probate actions for several feuding adjacent landowners. Project is now for sale.

Rainmaker Properties, LLC – Full service independent brokerage with a “boutique” client-centric focus that delivers a personal high touch relationship.

• Sold a historic office tower in downtown Jacksonville under a very challenging timeframe and asbestos concerns with an imminent threat of the loss of client’s $500,000 earnest money deposit.

• Sold 535+/- acres in the Lake Nona area of Orlando. Site had Florida scrub jay habitat, rare wetlands, gopher tortoises and a very well organized opposition to development from the local neighborhood. My efforts led to two consecutive sales, one from my client to a buyer and a second from that buyer to Orange County and the adjacent Split Oak Mitigation Bank. Property in now the Isle of Pines Preserve.

E-Brands Acquisitions, LLC – Special purpose entity created for the purpose of acquiring Carlson Restaurant’s research and development arm, “E-Brands”.

• Quarterbacked the purchase/ownership transition of 12 restaurants, 1,000 employees, $40,000,000 in revenue in 5 states over a 6 month period including: all insurances, liquor licenses, POS/computer software, real estate, vendors, accounting, finance and banking relationships.

• Managed the company’s real property and leasehold assets including lease review, energy audits, CAM analysis, acquisitions and dispositions.

• Began employment as a due diligence/financial analyst evaluating scores or distressed restaurant asset packages for turnaround targets.

Urban Flats Restaurants

• As co-owner, co-creator and financial partner I developed the company’s business plan, raised nearly $750,000 in equity capital from numerous sources, forecasted first year sales within $50,000, and managed the accounting and ongoing finance function.

• Selected first site is Winter Park, Florida and managed the construction of the 5,000 SF location from engineering to opening – design/layout, HVAC, bar and kitchen systems, plumbing, electrical, FF&E, point of sale system, and vendor selection. Sold Interest in 2006.
