The Director of maintenance position in a luxury condominium is one in which

areas. At the same time this position requires other non-technical skill

such as public relations, time management record keeping, and

employee training supervision.

The Director of maintenance position is a difficult one, in what his number one

priority is to make sure the building is maintained running mechanically an

smoothly as possible, but as the same time he has to take into consideration the

needs and request of the building residents. More often not, both are in conflict at

which time he needs to consult with the property manager to proceed with what

he feels the next step of action will be.

This position also requires an understanding of the Association`s rules and

regulations and any applicable codes. So that in a joint effort with the property

manager and maintenance personal they can enforce on work performed by

contractors in common areas and the individual units when need.

ADMINISTRATIVE:

Responsible for overseeing that all time cards are correctly done for maintenance

personal.

Write purchase orders for all purchases made to any supplier.

Review and approve all invoices for payment related to the maintenance

department.

Also custodian of the building blueprints which are kept in an orderly matter.

Responsible for ordering materials and supplies.

Maintain an inventory for the maintenance department.

Pick up supplies when need it.

Meet with the manager in the mornings to discuss information on any matter

that needs to be prioritized.

Distribute uniforms for the maintenance personal.

Make daily schedule of work for the crew.

Hire and fire all maintenance personal.

Assign daily and ongoing work to maintenance staff using TOPS property

management software work order system; follow up to ensure projects are

completed to satisfaction.
