Construction Manager Atlanta, Georgia, 8/2011 – 11/2013

Main responsibilities include onsite supervision, coordination/scheduling of subs, consultants and vendors; ensure

health/safety regulations are met, due diligence, city approvals, permitting, project documentation - daily/weekly

reports/photos, constructability reviews, audit construction quality & project close-out docs. I also worked with state

and local inspectors on N.E.C, Mechanical, and Building Code issues. Knowledge aspects of Construction: Including

but not limited to: Contracts, Estimating, Specifications, Safety, Technology, and Equipment. Responsible for the

maintenance and upkeep of a 1,781,000 sqf customer fulfillment centers at any given time. Project cost estimating,

client and contractor negotiation, investor consultation, and site supervision. Analyzed and interpreted blueprints,

specifications, proposals, and complex construction documents to prepare time, cost, material, and labor estimates

through quantity surveys/material take-offs for bidding. Managed and directed the preparation of bills of materials for

new construction projects, remodels and renovations for townhomes, apartments, condos, office buildings, and various

government facilities.

• Maintenance, HVAC, plumbing, mechanical systems, water treatment of pools, and general

facility maintenance.

•Performed maintenance on air conditioning units in computer room settings. CRAC (COMPUTER ROOM AIR

CONDITIONER).

• Working knowledge of networking Cable, phone, and internet in office type environment.

Install, maintain, repair, or replaced air conditioning equipment of the reciprocating, centrifugal, and

absorption type, including open and hermetic electrical motors and controls. Calibrate equipment, gauges,

control valves, heat exchangers, cooling towers, and related controls.

• Install, maintain, repair, or replace air-moving, heating, cooling, humidification, filtering equipment and

systems such as fans, heat pumps, fan coil units, rooftop package air conditioning units, computer room

cooling units, solar panels, electronic and pneumatic modulating thermostats, humidistat’s, duct stats, and

pressure/volume controls. .

• Inspect, test, adjust, and repair all physical plant machinery, heating, cooling, piping, and electrical systems

and records maintenance in accordance with schedules.

• Perform skilled maintenance activities including construction welding, brazing, soldering, masonry repairs,

pipefitting, and minor plumbing.

• Check and repair pumps, fans valves, motors water source heat pumps and some appliances repair.

• Install and repair electrical equipment, such as wiring, switching devices, controls, lighting and more.

• Install/troubleshoot HVAC equipment such as condensing units, coils, ductwork, and furnaces.

• Perform pool maintenance, installation, and repair work on heaters and pool pumps, and maintain water

control.

• Maintain tools and machinery inventory in good condition and uses all tools per care instructions.
