Oversaw the installation of frequency drive
controllers for all main fan motors in conjunction
with Carrier Building Management System. Integrate
existing systems to run seamless with new
controllers. Cost: 250,000.

Titus volume boxes
Supervise the daily operations and training of
three crew members
Instruct crew on OSHA standards and safety
Prepare budgetary information as requested by
manager
Implement capital projects as budgeted annually,
review cost analysis, review bid procedures and
report recommendations
Oversee any capital construction and tenant fit
out. Review blueprints building for owner issues
and building policy.
Oversee implementation of annual contracts by
various vendors
Implement web based Preventive Maintenance program,
instruct crew on use and close out of all
maintenance related items. Follow up all work
performed.
Implement new building tenant web based work order
system
Spear head energy conservation program with staff.
Cut electrical heating in winter by 28% reducing
the night setback to 40% and still maintained
tenant comfort.
Perform Retro Commissioning of building systems to
cut energy costs.
Currently devising a system to reduce heating
output during regular hours with no tenant
interruption. Planning on 15% across the board.
Perform all in-house R&M, troubleshooting, problem
solving and critical maintenance
Communicate daily with management team, venders,
contractors and tenants
Fluent in all forms of electrical service and
maintenance, all voltages and amperages
Perusing LEED Green associate status. Prepping for
final exam for LEED.
Emergency generator for fire life safety. Test run,
log and troubleshoot.

actuated by DDC control. Constant and VAV fans fed
by DDC control for all cooling boxes.

Perform daily rounds and building walk through
Test run 12,000 Watt generators weekly and log
performance, suggest maintenance where needed.
Test run all fire life safety equipment on a weekly
basis. Including fire pumps and elevators.
Understand and troubleshoot all tenant owned
package A/C units
As lead engineer act as liaison for building
management after hours. Interact with building
management as needed. Oversee weekend construction
and capital improvements done off hours.
