Sr. Program Manager. LACCD, Program Management. Los Angeles 2007 - Present.
Senior responsibility requires to utilize construction experience on a two
prong front, Construction and Design, to solve multiple challenges facing
the Program Management Team, as well as the nine CPM firm's ongoing efforts
to complete $6.5 billion of construction. The goal is to help unify the
overall "Program" at LACCD, keeping the forward momentum of the CPM to
effectively manage the construction and the GC's by supporting their
efforts as illustrated above. Also, this position demands a high level of
diplomacy and communication skill sets to achieve the goals outlined above.
Regular interface with the CPM is required to develop cooperation and trust
that you will be able to help them be successful. If the CPM's are
successful this will translate into the "Program" being successful.
Amongst duties in General are:
. Work in partnership and under the Direction of Program Manager
Director; develop a spirit of mutual trust and co-operation with CPM
Firms.
. Ensure through on-site supervision that the construction works are
undertaken to required designs, specifications, standards and HSQE
requirements.
. As assigned by Program Manager Director, undertake contract
administration, e.g. issue PM instructions to the CPM and facilitate
fair and reasonable resolution of compensation events and variations.
. Monitor Campuses progress including recommendations where extra
resource or alternative work processes are required to maintain or

. Monitor project cost and provide Program Manager Director with timely
identification of potential changes from Original Contract Sum
awarded.
. Ensure maintenance of weekly records of all campuses activities,
including information on labor Compliance and Potential Claims, and

support engineering procedure as well as ensure the construction

Meet with client organizations, gather and document program information to
establish construction rough order of magnitude costs (ROM) for planning
budget forecasting. Ability to read, interpret and update
architectural/electrical/mechanical plans, specifications, schematics and
construction documents to as-built conditions administer associated
facilities management files.Create construction schedule for the project;
assemble and co-ordinate resources and manage implementation of the project

existing facilities. Management of multiple General Contractors,
Subcontractors, Inspectors and Engineers of the Record, with the ability
to work troubled Projects and bring them into compliance and completion
with the Client and State Standards.

Facilities
Project Manager, TORRANCE UNIFIED SCHOOL DISTRICT, Torrance.
Responsible for 122 MM worth of work, distributed over 5 Projects, ranging
from 3 MM to 17 MM. Projects included new construction and existing
facilities modernization of full electrical upgrades, full LAN, Plumbing,
HVAC or similar Projects. Assigned as the Project Manager responsible for
assisting the builder with the recovery of an over-budget and behind-
schedule construction contract. Responsibilities included directly
managing the structural, mechanical and telecommunications system build-
outs. Additional responsibilities included scheduling and safety. The work
was done under a consulting project management agreement with TUSD and our
team was given means and method authority to get the project completed.

Construction Development Manager, SEBREN DEVELOPMENT Los Angeles.
Responsible for Private Rehabilitation Projects. Experience includes
overall management of Construction Projects. Management of multiple

renovation in turnkey Projects. Responsible for financial management,
