Managed the operation, engineering and maintenance of the physical plant for the 621 units in two buildings on a 12 acre
site. Directly supervised maintenance staff and reported to General Manager and Board of Directors. Working knowledge
of Microsoft Word and Excel. Experienced with C 3 and EMS systems. Maintained an inventory of property, plant and
equipment. Managed preventive maintenance program and training of staff. Worked with contractors on bidding of
proposals and monitored their work. Prepared reports, attended Board and Budget meetings, and administered budget for
operating maintenance costs and capital reserve items. Handled correspondence with residents, owners, contractors and

Directors, contractors and property management company. Scheduled general operations as well as preventive
maintenance. General input on operating budgets and reserve expenditures. Reviewed all proposals submitted by
contractors in preparation for submittal to the board. Prepared payrolls, invoices and monitored inventory control.
Participated in board meetings. Oversaw management of repair and replacement projects. Supervised 11 employees,
including engineering, maintenance, and office and receptionist staff. Live on position with emergency call responsibility.
