Midtown Square Apartments

Houston, TX. (100 unit-Downtown High Rise-Phase II)

6/99 to 2002

This was a very complex and high-density project. This project was a sixteen

story high rise located on one city block in downtown Houston, TX. All levels

were poured in place concrete post tension elevated slabs. The exterior of

buildings consist of efis, brick and storefront curtain wall system windows.

The building sits on top of a four story parking garage and two commercial

retail spaces that cover over 10,000 S.F. of future retail flex space.

The mechanical design for this project included stair pressurization, corridor

exhaust system, emergency generators, cable operated elevators, trash

compactor, water wall features and landscape fountains.

Managed 3 assistant superintendents and over 50 subcontractors for a $20

million dollar investment project and successfully completed project on

schedule and within budget. First in history of company to achieve such

milestones on this type project.

Achieved” Safest Project” award in 2nd quarter of 2001.

Midtown Square Apartments (Phase I)

Houston, TX. (478 units)

30 million dollar (high density) project on six acres located in downtown

Houston, TX. This project was at framing stage when hired for the

Superintendent position. After regrouping with the existing project team, we

managed to recognize scheduling problems as well as ongoing quality control

issues and regained control of a problematic project. I t was very rewarding to

complete this project on schedule and $400,000.00 under budget.

This property had 3-four story buildings, each built on its own city block and

had up to 205 units per building. Amenities included, 3-swimming pools,

exercise facilities, six story parking garage, clubhouse, 20,000 S.F. of retail

space and over 60 different unit layouts.

Keswick at State bridge Apartments

Alpharetta, GA. (226 units)

5-97 to 5-99

20 million dollar project on privately owned property with a self-controlled

storm system that led to on site detention pond. Managed to balance over

50,000 yards of material on site. Site elevations varied up to 30’, causing the

installation of over 1200’ of structural retaining walls throughout property.

Project consisted of 6- buildings, parking garage, clubhouse, swimming pool,

exercise facilities and tennis courts. Project was completed 30 days ahead of

projected schedule.

Caswyck Lanier Apartments Phase I & II

Gainesville, GA. (344 units)

20 million dollar project on 20 acres of privately owned lake front property

over looking Lake Lanier. This property also had a self-controlled storm system

that tied into on site detention facilities. Grading and utility work were very

difficult due to soil condition and rough terrain. I gained valuable experience

working under these conditions. This project has 16 buildings located along the

bank of Lake Lanier. Ten of the buildings were split level and consisted of

poured in place retaining walls. This project was completed under budget and

on time. Recognized by Superiors for excellent project management and team

leadership.

9-95 to 5-97

This project was built on 10 acres after demolition work on an abandon

apartment complex and all existing infrastructure removed, in preparation for

new utilities to be placed on site.

The project consisted of ten traditional garden style apartments buildings, club

house, swimming pool, tennis courts and separate parking garage. This project

was complete on schedule and within projected budget.

Legacy Villas Apartments

Atlanta, GA. (230 units)

This project was built on 3 acres in the downtown business district and

adjacent to the Mid-town Historical district. This highly trafficked area created

difficulties receiving materials and coordinating on site and off-site work.

Managed to build excellent repore and maintain respectable relations with the

community.

The project consisted of four 4-story buildings. Two of the buildings were built

on post tension elevated slabs that were poured above the first level parking

garages. Amenities included two community swimming pools, courtyards,

exercise facilities, car wash and trash compactor.

This project was completed four weeks early so that the leasing management

could win large corporate leasing account scheduled for the 1996 Summer

Olympic games.

Working as a general contractor, I traveled throughout Texas and Louisiana

building various student housing projects. It was mandatory that these projects

be complete on time, due to all student occupancy occurring on the same day.
