Pu rchasing Manager Role and Achievements

• Consecutively won the Best Purchasing Associate of the year awards for 3 years.

• Work with the Director of Purchasing to formulate Scope of Work documents for all trades

starting from Survey to Flooring. Also make sure that every t rade is in compliance with their

scopes.

• Convert lump sum contracts to UPQ (Unit Price Quantity). Make sure every trade follows their

U nit Price. This way it is easy to control cost of construction by eliminating hidden costs.

• Analyze plans and suggest Value Engineering ideas to the Architects.

• Create and Manage contracts for Plumbing, Drywall, Paint, Security, Hi-tech wiring,

I nsulation, Fire Sprinklers, Flooring (hardwood, tile, carpet, resilient), Stairs and Rails,

Cabinets, Appliances, Fire places, Hardware, Countertops, Vanity tops, Panels, Lumber and

Roof t russes (for 40 communities in the Mid Atlantic).

• Periodically negotiate and reduce costs every 6 months. In the last 1 year, I have reduced costs

for the above mentioned activities by 10%.

• Reduce Trade Partner base by consolidation and contract price negotiation. This process

b rought in further reduction of 5% of house costs.

• Run Quarterly Budgets for 40 communities (over 120 house types). Justify to the Division as to

why prices went down or up.

• Constantly keep up with product changes and revisions. Update the current skews in the

system and always look for ways to sell more upgrades.

• Successfully implemented POS (Point of sale) to Home Design Gallery for all home interior

options. The Project is estimated to streamline the internal information flow between Sales

and Operation, saving the company over $250,000 annually. The POS implementation

eliminated the role of 3 Purchasing Administrators, which saved the company further money.

• Rolled over 2009 IRC plan implementation to the field. Coordinated with Architects

periodically to make sure the newly redrawn plans were 2009 IRC compliant. Conducted work

sessions and brain storming session between, Architecture, Production and Trades to review

2009 IRC plans. Now the new plans are fully implemented in all our communities.

P roduction Planner Role and Achievements

• Successfully implemented De-Centralized Scheduling. Maintained and owned the CIS report

(Community Information Sheet) which has details of construction schedules of each home

u nder construction.

• CIS report is the bible for the VP of Construction and all his Production team. I trained the

Community Construction Managers to update their page with their daily Schedule updates

w hich in turn obtained an accurate CIS report.

• Reduced cycle time of construction and lead t ime for every Procurement activity.

• Extensively used Primavera for Scheduling, t ransition plans when a t rade was terminated.

• Point of contact for the Mid Atlantic for every Production Schedule issue.

P rocurement Manager

M ay 2003 – April 2004

• Before De-Centralized Scheduling, managed the Procurement of all activities by ordering

materials in house and maintaining Schedules through Primavera updates.

• Maintained and Owned the CIS reports.

• Analyzed the Critical Path Network and worked with the Division in using Compressed

Schedules as and when needed.

• While developing the template for construction, met with all Procurement Trades to determine

t heir lead time for delivery. Incorporated that information in the schedule which increased the

accuracy of the Schedule.

• Insisted on Job Ready, Job Complete motto to every CCM and Trade.

• Later worked on Centralized Scheduling with the corporate associates and helped the company

eliminate Operations Center department (4 associates).

• Centralized scheduling made the CCM’s the owner of their schedules and the order processing

was done at the field.

• Maintained the MSDR (Material Supplier Delivery Report) which informed the Trades when to

deliver material and not to. I t also showed the f loat in the schedule.
