JOB SUMMARY: At the direction of Manager of PM and Infrastructure, completes all tasks assigned to effectively carry out the program of work for the Operations Department.

CORE FUNCTION & RESPONSIBILITIES:

As directed by PM and Infrastructure Manager or others- apply coats of paint, varnish, stain, enamel, or lacquer to decorate and protect surfaces, trimmings and fixtures of buildings and structures throughout the properties.

Areas of responsibility would include both interior and exterior portions of the common area and project facilities.

As directed, assists the work of Center contracted vendors, as they relate to areas of responsibility.

Uses various documentation to effectively and efficiently complete assigned tasks (i.e., maintenance and repair procedures, manufacturer’s data, manufacturer’s safety data sheets, preventative maintenance programs and work orders, etc.), as they relate to assigned areas of responsibility.

As directed, executes, and implements preventative maintenance and repair for all surfaces and equipment using developed skills and direction from PM and Infrastructure Manager or others. Also coordinates and performs maintenance and repair for other department systems and surfaces.

Prepares written repair records, logs, test reports, work orders, etc. to accurately document work performed.

Monitors and reports to supervision the inventory of materials and supplies for the Operations Department as tasked.

Uses and maintains all furnishings, equipment, and tools in safe working order. Reports to Manager of PM and Infrastructure or Management staff conditions that require further attention to ensure unsafe conditions are not created or perpetuated.

Demonstrates an ability to work in teams, to be self-motivated and displays a proactive attitude, as a member of the Operations team.

Provides input and feedback to the Manager of PM and Infrastructure to minimize repair and maintenance expenses within the department. Performs work in a manner using all standardized procedures and the most cost-effective methods.

Demonstrates a professional customer service approach with all merchants, corporate and shopping center departments to fully support others ensuring collective success.

Communicates effectively through written and verbal methods within the organization to ensure all procedures, and key issues are clearly understood and adhered to.

Demonstrates an ability to innovatively address problem solving within a team environment. Positively interacts with other team members help resolve daily operational problems.

Builds and maintains a positive working relationship with all Center staff, merchants, suppliers, vendors, contractors, etc.

Supports all programs initiated by other departments within the organization (i.e. Marketing, Security, Customer Service) to achieve the collective success of each department and the company.

Participates productively at staff meetings, providing input, suggestions, and constructive suggestions when appropriate.

WORK ENVIRONMENT:

While performing the duties of this position, the employee will be exposed to outside weather conditions and may frequently walk on slippery or uneven surfaces. The noise level in the work environment is frequently loud. This job operates partly in a professional office environment. This role can require use of standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

PHYSICAL DEMANDS:

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. While performing the duties of this position, the employee will be exposed to outside weather conditions and may frequently walk on slippery or uneven surfaces. The noise level in the work environment is frequently loud.

REQUIRED EDUCATION AND EXPERIENCE

· High School diploma or equivalent

· Basic computer skills, including Excel and Word is required. Additional experience with Work Order programs is a plus.

· 3 to 5 years’ experience working on all roof types including but not limited to EPDM, TPO, PVC, standing metal seam, and asphalt shingles.

· Experience working on EIFS systems

· Ability to work on ladders and aerial work platforms

· Ability to lift 50 pounds

· Valid Driver’s License
