Job Description

Position Title: Facilities Maintenance Technician

Overview: The Facilities Maintenance Technician is responsible for maintaining and assisting in the operational efficiency and safety of a commercial building. This role involves performing preventive maintenance, troubleshooting equipment malfunctions, and addressing facility-related issues to ensure a comfortable and productive work environment for all building occupants.

Responsibilities:

Conduct routine inspections of building systems, including HVAC, plumbing, electrical, and security systems, to identify and address maintenance needs.

Perform scheduled preventive maintenance tasks on building equipment and systems, such as changing filters, lubricating moving parts, and testing safety devices.

Respond promptly to service requests and work orders related to building maintenance, repairs, and emergencies.

Troubleshoot and repair mechanical, electrical, and plumbing issues, including but not limited to HVAC malfunctions, lighting problems, and plumbing leaks.

Coordinate with external contractors and vendors for specialized repairs, installations, and maintenance services as needed.

Monitor building automation systems to optimize energy efficiency and ensure proper operation of heating, cooling, and lighting systems.

Maintain inventory of maintenance supplies and equipment, and procure necessary items in a timely manner.

Conduct regular inspections of building grounds, parking areas, and common areas to ensure cleanliness, safety, and compliance with regulations.

Assist with building renovations, remodels, and tenant improvements by providing technical support and coordination of maintenance activities.

Uphold standards of cleanliness, organization, and safety in all maintenance and repair activities.

Qualifications:

High school diploma or equivalent; Technical certification or vocational training in facilities maintenance, HVAC, or related field is preferred.

Proven experience in building maintenance, facilities management, or a related field is preferred.

Knowledge of building systems, equipment, and codes/regulations related to commercial buildings.

Strong troubleshooting skills with the ability to diagnose and resolve a variety of maintenance issues.

Proficiency in using hand and power tools, as well as diagnostic equipment, for maintenance and repair tasks.

Excellent communication and interpersonal skills to interact with tenants, building management, and external service providers.

Ability to work independently with minimal supervision and prioritize tasks effectively.

Must be able to pass a background check.

Must have a valid drivers license.

Physical Requirements:

Ability to lift and move heavy objects, climb ladders, and perform physical tasks as required.

Comfort working at heights and in confined spaces when accessing building systems and equipment.
